After a busy three months working with our network’s investment properties at Berkeley’s landmark development in West London, we’re pleased to share a bit more information on The Green Quarter and Settio’s involvement with you all.
The Green Quarter is West London’s most significant regeneration project, created with a vision to transform city living by one of the UK’s largest housebuilders, Berkeley Group. The 25-year project is set to re-claim the former gas-works site and transform the landscape to create 13 acres of parkland, providing 50% of open green space to the development and nearby community. The anticipated arrival of the Elizabeth Line to London’s tube network in the third quarter of this year will put the icing on the cake in delivering 17-minute commute to Bond Street Station in Central London.

Each apartment at The Green Quarter has been finished to an exceptional specification as is testament to Berkeley’s ongoing strive to provide luxury living for each of their residents. From smartly zoned Manhattan-style studio apartments to large three-bedroom penthouses, every home includes a custom-designed fitted kitchen, sleek contemporary bathrooms, and an external private space – an amenity which has become an increasingly essential requirement for both buyers and tenants after the trials of Covid-19.
Phase 1 of this impressive 25-year build has progressed to completion of the first four ‘Parkside’ buildings comprising 319 apartments, within which the Settio team have worked closely with Berkeley’s completion team to deliver a seamless handover process to our global network of clients. As each unit is delivered, we seek to ensure peace of mind to our client base by providing an all-inclusive service beginning with detailed post-completion inspections and key visuals and tours to new owners based across the world. We advise and coordinate the delivery of each furniture selection, complete comprehensive sales and marketing reports for each of our investors, and ensure each apartment is presented to the market with optimal collateral at the correct price point. Leaning on our background and experience in new-build management, this approach has ensured an average lead time of just three weeks from completion for tenancies to be secured and yielded our clients gross returns from between 4-5%.
As the development progresses, Berkeley will be delivering further amenities for residents to enjoy including a gym, spa and swimming pool along with on-site shops and cafes ensuring our clients look forward to capital growth whilst our team in Central London take care of tenants on a daily basis.
